Does Walkability Have Legs?

Has walking - as a lifestyle option - made a comeback?
When we were looking for a house 16 years ago in West Hartford, houses actually were less expensive the closer they were to West Hartford Center. I'm at a loss to explain why this was so, but it was. Apparently the market didn't value proximity - walking distance - to a commercial area.
